Formalities
A lease should be done for your rental, coming with an inventory and formalities relating to the deposit.
Usually, the signature of the contract is preceded by a renting folder.
That folder contains the renter's identity and solvency, and those of the guarantor.
You must give several documents for your rental. Most real estate owners require:

Proof of income (statement of income, payslips and/or employment contract)

Proof of accommodation or rent receipts
The guarantor must give:

Proof of residence
Your guarantor does not have to be French!
You can also ask a bank to be your guarantor.
All rentals require a housing insurance. In case of a flatsharing, each flatmate needs its own insurance.
Internet service providers
If you rent a privately owned appartment, you also may want to get an internet connection. All of those Internet Service Providers (ISPs) offer internet access, phone calls (including international calls) and TV.
So here is a list of our major ISPs:
- B&You (no TV)
- Free
- Numericable (not available in all apartments)
- Orange
- SFR
French/European bank account required.
€49/€50 termination fee for B&You, Bouygues Telecom, Free, Numericable, Orange, and SFR.
And one year contract with Numericable.
Housing insurance
A housing insurance is mandatory when you rent. There are different levels of insurance. You can choose the one which fits the most to you.
The main insurers are:
- Axa
- Allianz
- Generali
- Groupama
- LMDE
- Macif
- Maif
- MGEL (from €26 for CROUS or ACOBHA)
- MMA
Electricity providers
If you rent a privately owned appartment, you may have to choose an electricity provider if you do not want to live in the darkness.
The main energy providers are:
- Electricité De France (EDF) (state-regulated pricing)
- Direct Energie (-5% on state-regulated pricing)
- GDF SUEZ DolceVita (no price change during one or two years, based on state-regulated pricing when you subscribe)
All of those electricity providers can provide gas. French/European bank account required for Direct Energie and GDF SUEZ DolceVita.
